Why Exclusive NOT Open Listing?

No Protection From Back-dooring Tenants

I spend time, energy and money showing rental unit to a prospective tenant or relative or friend of prospective tenant; they pretend to hate it and then behind my back they contact landlord directly and rent unit- effectively bypassing my rightfully earned broker fee.

As a professional realtor I have no recourse against tenant because there is no exclusive paperwork between landlord and realtor- protecting the realtor (Tim Larkin) from this back-dooring  practice.

Translation: without an exclusive listing agreement between landlord and realtor there is nothing in writing to protect me from the unholy experience of getting legally screwed out of a rightfully earned commission by a sneaky tenant.

The Net Result: without an exclusive listing arrangement between landlord and broker; I can wind up doing all the work and get paid nothing in return. In order to avoid this unethical situation and keep both landlord and tenant honest an exclusive listing is mandatory.  I only work with landlords that protect me from this backdooring practice by hiring me exclusively (FOR FREE – via listing arrangement) to rent out their investment properties at the maximum rents permissible in the current market place.
